Bridging finance provides short-term secured lending against property, typically for 3–24 months. It is commonly used for property purchases requiring speed, chain breaks, property refurbishments, auction purchases, and situations where conventional mortgage finance is not immediately available.

Both regulated bridging (on properties that are or will be the borrower's residence) and non-regulated bridging (commercial and investment property) are available. First and second charge facilities can be arranged, with loans available against a wide range of residential and commercial properties.
